Members of the Ottawa Real Estate Board sold 1,804 residential properties in
May through the Board&amp;#39;s Multiple Listing Service&amp;reg; system, compared with 1,890
in May 2012, a decrease of 4.6 per cent. The five-year average for May sales is
1,802.&lt;br /&gt;
&lt;br /&gt;
&amp;quot;The Ottawa market is still on par with average sales since 2009, and 233
more properties were sold than the month before,&amp;quot; says Ansel Clarke,
Immediate Past President of the Ottawa Real Estate Board. &amp;quot;Residential
units are faring well in comparison to condominiums, where the average sale
price is down 2.3 per cent, and units sold are down 9.9 per cent. Residential
bungalows and two-story homes comprised the majority of properties sold in
May.&amp;quot;&lt;br /&gt;
&lt;br /&gt;
May&amp;#39;s sales included 326 in the condominium property class, and 1,478 in the
residential property class. The condominium property class includes any
property, regardless of style (i.e. detached, semi-detached, apartment,
townhouse, etc.), which is registered as a condominium, as well as properties
which are co-operatives, life leases and timeshares. The residential property
class includes all other residential properties.&lt;br /&gt;
&lt;br /&gt;
The average sale price of residential properties, including condominiums, sold
in May in the Ottawa area was $370,501, an increase of 2.1 per cent over May
2012. The average sale price for a condominium-class property was $262,467, a
decrease of 2.3 per cent over May 2012. The average sale price of a
residential-class property was $394,331, an increase of 2.3 per cent over May
2012. The Board cautions that average sale price information can be useful in
establishing trends over time but should not be used as an indicator that
specific properties have increased or decreased in value. The average sale
price is calculated based on the total dollar volume of all properties sold.&lt;br /&gt;
&lt;br /&gt;

1,167 residential properties in March through the Board&amp;#39;s Multiple Listing
Service&amp;reg; system, compared with 1,388 in March 2012, a decrease of 15.9 per

&amp;quot;The Ottawa market has been described as steady and stable for the past
few years. It&amp;#39;s not going up drastically, and it&amp;#39;s not going down
drastically,&amp;quot; says Tim Lee, President of the Ottawa Real Estate Board.
&amp;quot;The market was forecasted to slow down in 2013 as a result of recent
mortgage changes, and indeed it has.&amp;quot;&lt;br /&gt;
&lt;br /&gt;
&amp;quot;According to chief economists at the Canadian Real Estate Association
(CREA) and intelligence garnered from large mortgage lenders, large mortgage
brokers, and large real estate brokers, the most recent changes to mortgage
rules and guidelines has largely impacted first-time buyers by forcing them to
focus on more affordably priced homes. They were, to a much lesser extent,
priced out of the market,&amp;quot; explains Mr. Lee. &amp;quot;When the changes were
first announced, those who were actively shopping had to re-evaluate how much
home they could afford to finance. Another factor for the slow-down of the
Ottawa market could be the role of public service employment cuts in the local
economy. &amp;quot;&lt;br /&gt;
&lt;br /&gt;
March&amp;#39;s sales included 253 in the condominium property class, and 914 in the

&lt;p class="MsoNoSpacing"&gt;&amp;ldquo;The Ottawa resale market, which started to flatten out
in November and December - potentially as&amp;nbsp;&lt;span style="font-size:10pt;"&gt;a result of the governments&amp;rsquo; aim to &amp;ldquo;cool down&amp;rdquo; the
market &amp;ndash; maintained its steadiness into January,&amp;rdquo; says Tim Lee, President of
the Ottawa Real Estate Board.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNoSpacing"&gt;&amp;nbsp;&lt;span style="font-size:10pt;"&gt;&amp;ldquo;January 2013 isn&amp;rsquo;t too far off from the numbers we&amp;rsquo;ve
seen in recent years, and although the units sold&amp;nbsp;&lt;/span&gt;&lt;span style="font-size:10pt;"&gt;are a tad lower, Ottawa remains a healthy market.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNoSpacing"&gt;An economic summary of expansion in Ottawa by
Shore-Tanner and Associates indicated that the rates&amp;nbsp;&lt;span style="font-size:10pt;"&gt;of growth in residents over the age of 55, and
particularly in the formation of single and two-person&amp;nbsp;&lt;/span&gt;&lt;span style="font-size:10pt;"&gt;households, will continue to rise in the coming years.
Consequently, these trends indicate that there will&amp;nbsp;&lt;/span&gt;&lt;span style="font-size:10pt;"&gt;soon be a strong demand for small apartments, condominiums,
and retirement homes.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&amp;ldquo;Within some areas of Ottawa, we are already starting to see
condo sales on the rise,&amp;rdquo; says Lee.&lt;/p&gt;

&lt;p class="MsoNoSpacing"&gt;January&amp;rsquo;s sales included 136 in the condominium property
class, and 466 in the residential property&amp;nbsp;&lt;span style="font-size:10pt;"&gt;class. The condominium property class includes any
property, regardless of style (i.e. detached, semi-detached, apartment, stacked
etc.), which is registered as a condominium, as well as properties&amp;nbsp;&lt;/span&gt;&lt;span style="font-size:10pt;"&gt;which are co-operatives, life leases and timeshares. The
residential property class includes all other&amp;nbsp;&lt;/span&gt;&lt;span style="font-size:10pt;"&gt;residential properties. The average sale price of
residential properties, including condominiums, sold in January in the Ottawa
area was $342,458, a slight decrease of 1.8 per cent over January 2012. The
average sale price for a condominium-class property was $268,604, an increase
of 6.1 per cent over January 2012. The average sale price of a residential class
property was $364,011 a decrease of 2.5 per cent over January 2012.&lt;/span&gt;&lt;/p&gt;

Since 1999 the number of sales through the MLS&amp;reg; System in Ottawa has ranged from a low of 11,329 to a high of 14,783.&amp;nbsp; Sales for the first ten months of the year are at 12,768. Year-to-date average sale price is also up over 2011.&lt;br /&gt;&lt;br /&gt;The average sale price of residential properties, including condominiums, sold in October in the Ottawa area was $346,492, an increase of 2.5 per cent over October 2011. The average sale price for a condominium-class property was $267,037, an increase of 3.0 per cent over October 2011. The average sale price of a residential-class property was $369,016, an increase of 1.8 per cent over October 2011. The condominium property class includes any property, regardless of style (i.e. detached, semi-detached, apartment, stacked etc.), which is registered as a condominium, as well as properties which are co-operatives, life leases and timeshares. The residential property class includes all other residential properties.&lt;br /&gt;&lt;br /&gt;&amp;quot;Sales in April indicate a steady Ottawa market as we sail through spring,&amp;quot; remarks Ansel Clarke, President of the Ottawa Real Estate Board. &amp;quot;Re-sale housing inventory is up by 6.9 per cent since last year, and interest rates continue to be low, indicating that Ottawa remains in a healthy, stable market.&amp;quot;&lt;br /&gt;&lt;br /&gt;The average sale price of residential properties, including condominiums, sold in April in the Ottawa area was $364,077, an increase of 3.7 per cent over April 2011. The average sale price for a condominium-class property was $272,851, an increase of 6.7 per cent over April 2011. The average sale price of a residential-class property was $385,660, an increase of 2.6 per cent over April 2011. The Board cautions that average sale price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value.
